ROSEDALE HOLIDAY COTTAGES – BOOKING CONDITIONS: Palmers

ARRIVALS AND DEPARTURES: 
The property will be ready to occupy from 3.00pm on the day of arrival and should be vacated by 10.00am on the day of departure. 
 
PAYMENTS:
A non-refundable deposit of 20% of the booking price is payable by cheque or direct transfer at the time of booking. The balance of the booking cost must be received no later than 8 weeks before your arrival date. This payment must be made by cheque or direct transfer. 
If you book less than 8 weeks before the arrival date, payment of the total cost is due straightaway. If your bank returns your payment to me unpaid, I reserve the right to make an administration charge of £30.
If the final payment is not received, I reserve the rights to treat this as a cancellation. I shall however send one reminder first.
 
Once I have received the full payment, I will send you travel directions and information on key arrangements, along with my contact details.
If after one written reminder you fail to pay the remaining balance, I have the right to re-let and you forfeit your deposit.
 
CANCELLATION:
By making your booking our agreement is a legal contract and the deposit is non –refundable. If it is necessary to cancel your holiday once the final payment has been made or is due, I will attempt to re-let the property. If I manage to re-let the accommodation the re-letting price achieved will be returned to you less your 30% deposit.
Changing the date of a booking; Your booking may not be normally moved from one date to another once made. If you wish to change the booking please contact me as soon as possible.
 
I would strongly recommend and expect that guests will have or will take out a holiday insurance policy (which includes cancellation insurance covering sickness and unavoidable reasons for cancellation as well as full cover for your personal belongings and public liability) prior to their stay to protect against the cancellation penalty.
 
CANCELLATION BY OWNERS: 
They reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid in full without further liability on our behalf. If for any reason the booked accommodation is not available; liability shall be limited to a full refund of the monies paid to Rosedale Holiday Cottages. No additional compensation will be payable.
 
OCCUPANCY NUMBERS: 
The number of persons must not exceed the maximum number stated in the information and confirmed on your booking form. If more people are in the accommodation or in the grounds than booked for, the whole party will be asked to leave with no refund.
 
CONDITION OF THE PROPERTY: 
It is agreed that you and all members of the rental party keep the property clean and tidy, and that you leave the premises in the same state of cleanliness and order as it was on your arrival.
 
BREAKAGES/DAMAGE/BREAKDOWNS:
It is agreed that you report immediately any damage or breakages to me and compensation paid (fair wear and tear excluded).
Whilst, during your stay any items breakdown, I will do all I reasonably can to repair or replace the item. However, due to outside constraints, it may not be possible to repair or replace it during your stay. No repairs of any kind to the property or contents must be attempted by you or your party.
 
PETS:
Well behaved, friendly pets are welcome. Badly behaved pets will not be tolerated and you will be asked to leave regardless of how much of your holiday is left with no refund. I understand that you may wish to leave your pet for a short while, for example, to go for an evening meal etc. However, please only do so if you can guarantee that they will not “pine”, howl, chew or need the toilet. Please bring suitable covers/own bedding if your pet expects to be allowed on the sofa/bed. Please also ensure your pet is clean and dry. Please ensure that your pet(s) do not foul the garden/courtyard/driveway – there are footpaths and fields adjacent to the property – please clear up immediately after your pet(s) if they do accidentally foul the gardens/grounds. All pet hair must be well cleared up before departing.
 
ACCESS TO THE PROPERTY: 
Access by myself, the owners or any of my representatives is allowed at any reasonable time during your stay if required. This may also include gardening/lawn mowing due to weather conditions.
 
LIABILITY:
The use of the accommodation and its associated facilities are entirely at the users risk and no liability can be accepted for death, injury, and loss or damage to users or their belongings including vehicles, motor cycles, etc. The owners shall not be liable to you or any other member of your party for any loss, theft or damage to you or your property however caused. The owner is also not liable to you for:
Any faults or interruption to the supply of public services 
Any loss, damage or inconvenience caused to or suffered as a result of weather conditions, riots, wars, strikes or other matters beyond our control. 
Any loss, damage or inconvenience suffered if the holiday property becomes uninhabitable before the start of the rental period. 
 
SMOKING: 
Under NO circumstances is smoking permitted in any of the buildings. If you smoke outside please clear up after yourself in a safe and responsible manner.
 
 
OPTIONAL EXTRA’S:
High chair, firescreen and stair gate are available free of charge if requested on the booking form. If such items are requested after arrival without being pre-booked, a charge of £10 per item will be made.
 
 
WIFI:
There are no charges for the use of the WiFi and the code is in the Information File. However, I cannot guarantee that there will be access at all times due to the unpredictability of service providers and our rural location. 
 
WEBSITES AND ADVERTISMENTS:
I aim to ensure that the information and descriptions provided are accurately conveyed on the official website (www.rosedalecottages.co.uk) and any authorized third-party websites or advertisements. There may be small differences between the actual accommodation and its description as I am always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services become unavailable, and if this is the case we will tell you as soon as reasonably practical after we have been made aware of the situation. Similarly, I cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere. There are many unauthorised websites listing holiday cottages. I cannot accept responsibility for the descriptions on these sites.

The balance of the booking cost must be received no later than 8 weeks before your arrival date. This payment must be made by cheque or direct transfer.
 
If you book less than 8 weeks before the arrival date, payment of the total cost is due straightaway. If your bank returns your payment to me unpaid, I reserve the right to make an administration charge of £30.

 BATH:
Please note: I do not supply non-slip mats for the bath. If you require a mat and do not want to bring your own, you can purchase one from me (subject to availability).
 
WIFI:
There are no charges for the use of the WiFi and the code is in the Information File. However, I cannot guarantee that there will be access at all times due to the unpredictability of service providers and our rural location.

A stow away single bed is available for the additional charge of £30.00. Please request this on your booking form. If requested after your arrival an additional charge of £10.00 will be made.
